Common Problems & Solutions

My bank quoted me a different EMI than what this calculator shows.
The most common reason is a difference in processing fees, insurance premiums, or other charges added to the principal. This calculator computes the pure EMI on the stated principal at the given rate. Also check whether your bank is using a flat rate (simple interest) vs reducing balance (compound) method — reducing balance is standard but some lenders quote flat rates which appear lower.
How do I calculate EMI for a loan with a moratorium period?
During a moratorium (holiday period at the start of the loan), interest accrues but EMI payments don't start. The accrued interest is usually added to the principal, which then becomes the new base for EMI calculation. Enter the post-moratorium principal (original amount + accrued interest) and the remaining tenure.
Why is so much of my early EMI going to interest and not principal?
This is how amortization works on a reducing balance loan. Your EMI stays constant, but the interest component in each payment equals the outstanding principal × monthly rate. Early in the loan, the balance is large, so most of your EMI covers interest. As the principal reduces, more of each payment goes to principal. The amortization schedule makes this visible year by year.
Can I use this calculator for loans in other currencies?

How does tenure affect EMI and total interest?
A longer tenure reduces monthly EMI but significantly increases total interest paid. A shorter tenure means higher EMI but much lower total interest. For a ₹50 lakh home loan at 8.5%, going from 20 years to 30 years reduces EMI by about ₹5,000 but adds ₹30+ lakh in total interest.
What is an amortization schedule?

What is the difference between flat rate and reducing balance EMI?
Flat rate calculates interest on the original principal throughout the tenure, making the effective rate much higher than stated. Reducing balance calculates interest only on the outstanding principal, which decreases every month. Banks use reducing balance (which is the standard shown here). Flat rate loans from certain NBFCs at '12%' can have an effective reducing balance rate of 21–22%.
How much home loan can I afford based on my salary?
A general guideline is that EMI should not exceed 40–50% of your net monthly income.
